As well as where everyone gets amazing deals on bulk materials(lumber, flooring, furniture and other fixtures.)We'll be handling telecommunications(phone systems, fiber optics/cat5 cabling, video and networking infrastructure)in house, but anything else you think might be missing from my list or any other advice you want to throw my way would be appreciated!

My husband and I don't use a property management company; we have a contractor in FL (we're in NJ) that handles all repairs and showings/walkthroughs, and I handle all tenant relationships, accounting, vendor billing, advertising, legal, etc.

With those accounts, I handle all administration duties, resident management, process work orders, and coordinate maintenace scheduling. 

I've been recommending you to people on here because of how smoothly you handled the last closing that was hard money and an LLC like it was no problem.

We trust each other to handle our own parts, and we clearly define those parts, so we don't step on each other.

Those are usually handled by large title company's.

You will likely need to be prepared to act quickly, so be sure you have a solid handle on deal analysis.

I'm asking so I know and can be prepared with how to handle and be a step ahead... 

I've looked into RUBS/sub-metering companies, as my preference would be to have a 3rd party handle the billing for utilities (I heard about this on a BP podcast, and it sounded awesome).  

Thus, I have a fair handle on the numbers aspect.
