I am going to build deals from the ground up, where the competition is vastly lower and returns significantly higher.The pro’s:I am getting a brand new building that I am certain of the construction technique/building codes.Maintenance will be as low as possible, besides in a NNN leased building.Besides the contracting company (whom I am happy to pay for their knowledge) I am getting the building at cost, instead of using a cap rate valuation.

We are not buying lands, or in high end areas as we have postponed all new devs that have not broke ground yet.

These free events are a breeding ground of educated apartment investors looking for newbies to take under their wing.

There are a ton of different factors but without having people on the ground that can perform and that you can trust then the numbers are meaningless. 

They keep this up and they're going to start losing hosts left and right - I'm already planning how I can phase out from the platform.  

I think we can all sink our teeth into this, it being untrod ground and all.
