Are you buying to invest (buy and hold to rent), "forever" home to live in, BRRRR, etc? 

I bought a duplex in a C area and I have a really quite tenant in the side that is filled that I'm hopeing stays for ever and I actually met the people that will hopefully be moving into the other side once it's complete.

On a low ARV house, I would take the risk on this and keep it as a rental forever.

Here's a couple things that I have coaching clients on: 1) your "now" niche doesn't have to be your "forever" niche. 2) Determine how much time, money and other resources you have to invest right now because that will significantly factor in to what investing strategies you start with. 

Holding something "forever" rarely makes sense if your goal is to scale.
