Thats a hard bill to fill unless you have your finger on the pulse of the area  and you are there first and a cash buyer .  

If this is an older property (1950s or older) then it may be on clay sewer pipe which is prone to crack over time ... also if there are mature trees or vines out front, those roots have a way of finding nutrient sources, and sewage is excellent fertilizer ... so a small leak can turn into a big problem if filled and expanded with roots.

remember, vinyl will conform around the seams also, so make sure they fill the seams.

I still have not found a tenant but I am hopeful that this lead will help bring someone reliable to fill the unit.
