If you are new to this and do not have a construction/architectural/engineering background you'll drive yourself nuts.

Lawyers want big fish, not bob who owns 4 properties in llcs and with no insurance and low equity.

There's a way to make good investments here but I agree with him that if I didn't live up here then I wouldn't invest up here unless I needed an excuse for write offs when I visit to hunt, fish and snowmachine.

Sounds nuts considering the rampant fee and rate compression in the market today. 

Can someone explain soup to nuts the steps needed to do an off market deal once you find the deal.
