Finally we think we will decide to go with prosper.com, they will charge 5% points in the loan instead of upfront, but it took us a long time to talk to their supervisor to figure out  their amortization schedule. we thought they have fixed interest rate, but it is a simple interest loan.

Price should include empytying the septic tank (if applicable) and collapse/abandonment of the tank (a legal requirement).Have them cure any permit defects/violations at no additional cost prior to them receiving final payment.

"Im buying this house", you should be fine.Make sure you keep in mind that if you buy directly without RE agent it saves them money (which hopefully you can split off yhe final costs).Good luck and let us know how it goes!
