- Because, if it's NOT worth lots more than half a million, then it is not a "deal" at $500k, and therefore ANY lender would likely be wise to steer away from shelling out 80% of the asking price to a probable shopaholic.

The point I believe you missed is that if a half million is the price of a starter home (read bottom of the market) than many young buyers cannot afford the added cost of the green component you are talking about above.

You could literally do hundreds of transactions in sequence by recycling the same dollars and pay the set-up costs only once.The securities option is a bit cumbersome in the beginning and requires some annual upkeep, but it is this option combined with the borrowing option that allowed me to grow my business from zero to over $30 million in assets under management.
