I have the house, driveway, walkways, fences, decks and roof power washed to bring the materials to a common color - while my competition has gray fences - I bring mine back to a beautiful wood finish, my drives are one consistent color, etc.

Open house signs have been my most cost effective marketing material, make sure they are branded to you though as generic ones look cheap..... don't neglect online forums via FaceBook and craigslist Google Marketing and 4 P's then add the 5th one of persistence!!
