I have the house, driveway, walkways, fences, decks and roof power washed to bring the materials to a common color - while my competition has gray fences - I bring mine back to a beautiful wood finish, my drives are one consistent color, etc.  

Get a DETAILED SOW (Scope of Work), broken down line item by line item with separate cost for materials and labor if possible.

Tile: Materials cost (tile, grout, backer board, sealers) + 7 per square foot for demo, board, tile, grout and seal.  

Materials were sourced from Lowes, HD, Buy&Build, & Sloans Carpet.There were 2 other opportunities that popped up while I was working in the building, however they wanted more than I was willing to pay.

Open house signs have been my most cost effective marketing material, make sure they are branded to you though as generic ones look cheap..... don't neglect online forums via FaceBook and craigslist Google Marketing and 4 P's then add the 5th one of persistence!!

We have not been able to inspect the inside the home yet, but it is in good condition externally.

We buy most of our building materials from a local supplier - not Home Depot or Lowe's.  

The material was about $2/SF, and install was wrapped in with my painting, but it was probably about another $1/SF.  

You will also need cash to pay for material and labor to complete work, then get "draws" from your rehab budget from the lender.
