I'm not sure what that means.Thanks again,Steven Overlays are the banks extra layers and restrictions they add on so no overlays means they not only sell direct to fannie but they dont handicap fannie/freddie's guidelines.Overlays reduces their risk exposure plus overlays is also liquidity because some other buyers of certain quality of fannie/freddie sellable debt like to buy it as well.

Lastly, no matter what strategy you use make sure you diversify. your portfolio should have various asset classes as well as geographical exposures, and EVERY deal you do needs to have three exit strategies or DONT DO IT.

It would be one thing if we had a $1,000 flower garden underneath the wall, or some exorbitant risk exposure (i.e. falling into the kids sandbox while kids play) but neither looks to be the case here.If he's concerned about cosmetics tell him to plant some pretty flowers ;) In terms of contractors though, you can call someone who does foundations, or a landscape contractor who does retaining walls.
