Hey Trent, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I don't think we will see meaningful reductions in rates in the next few years (if ever).Many areas have SEVERE housing shortages.

I also worked with Hoosier Custom Construction, Bryant Burdine, last year and it was the absolute worst experience we've ever had.

Also, the thermostat would reset itself to default minimum ever 2-3hrs. 

Who ever is doing your title work is the person who you send the down payment, origination, and lender fees to.

Or if you just don’t want a job ever you’ll need to find seller financed properties and use your $50,000 as reserves or for light rehabs until you can roll them into DSCR loans eventually and get some cash back out through refinancing them to do the next deal because eventually the $50,000 is going to not be enough.

Keep in mind tax preparation fees as well as you grow as you will now have  state tax return needing to be filed as well as the federal.
