If you're looking to earn some extra capital on the side and want to only spend $3k-$5k furnishing a place as opposed to $30k-$50k rehabing one, I think this is a great option. 

You are just lowering their dollar per hour earnings.

You now have avoided the extra litigation and have saved yourself some money.

I recommend you find a job working for an experienced property manager so you can learn the ropes, get an education, and earn a good paycheck.
