I am specifically doing wholesaling and bird dogging.

I end up with water in front of my sliding door all the time when I let my dog out to go to the bathroom.

Looking to get my real estate license and get into flipping houses, buy and hold, but willing to start as a bird dog.

Only real other concern is if they have a dog and what they might do to the property over 5 years.  

Locate the REI clubs in DFW and attend their meetings to network with the wholesalers and flippers.Creat a simple contract that says they owe you a finders fee (set amount) for every lead they close on.Personally I would get them under contract myself and wholesale them for full value but,if you don't have the time or desire to meet and negotiate with the distressed sellers,then bird dog for others that do.
