the egress window shouldn't be a big deal if it's a walk out basement...just have a guy do some demo work and then frame it up for a window..use treated lumber for anything that touches block/brick/ground..if it's block or brick on the perimeter, have a mason come in after him to make it look good...make sure to verify egress requirements..in my area they get complicated..windows have to have so much surface area of glass, so much square feet of openable area (can't open both sashes at the same time), so much distance from floor, etc.

I want to get to a point where I can do at least one deal a month.However there are 3 challenges- Have a big time constraint because of 8 to 5 job- Do not have any money for downpayment for any more houses.- Not sure what kind of marketing should I do.

. - In decent physical condition, we renovated half the building after purchase- Near full occupancy- It was set up to cater to local college students (2 schools in walking distance that don't provide housing), pre-recession it was near full student tenants but it fell off a cliff and is now ~1/2 students.- We expect the student population to rebound in the coming years, the schools have launched plans that include large increases in enrollment.
