But you can always ask the PM from time to time if they have experienced any problems with the tenant.2. expenses that exceed the pre-authorization threshold in your agreement.3. maintenance problems or concerns, especially ones that are not minor, but you can always ask about any problems, and they should be keeping record of maintenance problems during their management, even minor problems. 4. near expiration of lease term (e.g. 60 days), inquire what their plan in for a current tenancy, whether to terminate or renew.

Or as plan B, can I change the current lease to a month to month lease? 

Set your travel boundries first... local, regional, state wide, multi state, etc. 

I'm considering a commercial property (16 - 1Bed1Ba units) with a current annual rent roll of $170K fully occupied.

I’d like to have about 25k for a down payment and I currently have 15k saved up already in a high yield savings account.

Lastly, when i try and call them to speak to my property manager 99% of the time I wind up having to submit a note in their portal and wait for a call back.As to to the new garage door that will be installed by the tenant, I wish they would be more involved, giving the tenant some options of companies to call, and to walk them through the repair process.Am i wrong in any of these thoughts or concerns about my current PM---or---do i need to let the property manager do their thing and learn to take a step back?
