good point, however i do feel they are individuals that want to and don't have the means to yet. also it would be mainly rental but i would like to give an option to buy, if they were to choose that option it would be with a larger security deposit and portions of their rent to go towards the house sale price, with a 1 yr agreement. the intentions is and wishful thinking would be to acquire tenants who would care for the place as their own cause they intend to buy. once again wishful thinking. open to criticism. thanks

IT is critical that those that wish to do Turnkey get with the best company possible and the best PM possible. and as an industry it really has gotten better as the rental stock has moved up in quality... its guys like you and my other vendors that hold their own that are cleaning up on the lower end stuff.. which is totally appropriate because like you they can and do manage it well. its their life...

There are some nooks and crannies on that site that are really hard to navigate to that have absolutely critical information about purchasing tax deeds.One thing I have learned for sure from my research is that there are a ton of traps and pitfalls for the unwary tax deed investor in Arkansas, and that I need to have a good title company, PI, and lawyer in place before I buy anything - even while I'm setting up the systems.

When they are dealing with a faceless, cold, corporation such as a property management company, the tenant has no qualms about asking for repairs on the smallest little things and as frequently as they want.Unless, you plan to be a slumlord in a class D/C property/neighborhood - being a good landlord is critically important to our success as real estate investors.
