I highly recommend attending local REI meetings, reading books, and listening to the pod casts on here. 

However, they're going to want to see that you have some cash in the bank and no HML is going to give you loan if you only have a couple thousand in the bank.

My son has a cross country tournament at that time but if the calendar was open I would try to attend (I find them to have been worth the time) .

After working with lending home for a couple weeks, they started to require an obscene amount of paperwork and had a lot more stipulations than they led on, so I started shopping for other options.

I sold one of them for $400K a couple of years ago, took half down and seller-financed the rest.

I would use my old trailer and load it every couple days and dump when full .  

I attended auctions weekly.My take in the earlier crash is not to negative cash flow.

The tradeoff of potential assessments does not out weigh the benefits of not having to directly worry about roofs, foundations and outside items coupled with 20% cash on cash has my attention.

Joined BP a couple of weeks ago and quickly realized I needed to join the Pro side.

@Kere Jenner this was a couple years ago so I don't know if they still offer these loans.
