And they provide cash flow and can be passed on to heirs just like fee simple real estate.When you're dealing with reinvestment targets and want to know to the penny your accountant is the final voice. 

She is still working, multiple people in the house and yet they still won't pay a penny.

So glad you are diving in - it may sometimes be frustrating - lots to learn, but one day the penny will drop and it will all make sense! 

And regarding saving - very few in US can save a penny.

That said, in the last couple of days it did not rain where my rehab is, so I was able to do two coats for the exterior paint over last couple of days. 

They are picking up pennies in front of a steamroller and it will flop in my opinion.  

My advice would be not to trip over dollars while picking up pennies - not to mention the ridiculous paperwork, time, and hoops you have to jump through on conventional loans.
