Best case I have seen was a missing oven (no oven = can't cook = not a complete home = no traditional mortgage).

Or they can stay with me and save money, cook their food, do their laundry, etc.20 years from now, I'll probably make less money but my wife and I will have zero percent of work to do with the rentals.

Commercial loans for 1-4 units, for me at least, means they keep the loan in house, and still will look mainly at your personal financials and require a personal guarantee.
