If you don’t want to do it hire one of the contingency people to do it for you 

I believe I could of made my offer contingent to the new flood map findings.But instead, I hesitated out of fear.I'm posting this, because I swear to never let this happen again.Lesson learned !  

Put no more than $1,000 down, drag out the inspection time to 45+ days, make sure to add every contingency you can, and then start your due diligence investigation.Good luck!

My tips as an agent, you'd normally make an offer contingent on a general home inspection, and on the addendum related to inspections, there is a section "Other" and that's where your agent would write "Any other inspection recommended by the general home inspector."

If you don't get resloution I can connect you with an attorney that will take the case on contingency. 

My next question is, in light of acting fast to grab a deal before someone else does, when do you do your estimate, do you create it upon your first viewing or do you just write contingencies in with your offer and have a set period of time to gather your estimates and do your due diligence?

I don't know the reason yet it was contingent on inspections.

What are the best contingencies to have in the offer to protect me.

If you do, you’ll get sued and will be hit with crippling fines.I’d write the offer contingent on lead testing.  

., that your closing the deal is contingent to you selling it - OR, you better have THE cash to close the deal or have a partner with the cash to close the deal.Having said the above, wholesaling a property listed on the MLS is NOT easy.
