How long does it take them to complete the process?

I would look at several funds to invest in so I can learn more about the process.

If you're working with an agent, ask them their process for acquiring multi family inventory, whether it is on or off market. 

I am on countless FB groups, social media, etc and it is a slow process.

My partner and I are In the process of filing our LLC.

We successfully permitted and are in the process of building a bonus ADU project.
