Hey David, this sounds like a great project with the potential to add a lot of value to your property.

I have 2 properties that were previous house hacks and have decent cash flow on their own.

I am sure the answer is "it depends" hence the term "creative financing" but was hoping people might offer a few examples to help me think more about how i might approach deals where the seller is motivated and the property as been listed for a long time. 

Attorney, TC, title, contractors, and agents/property managers.

Also, there is no such thing as a section 8 property.

Essentially how do we separate from partnering on each property when the time comes? 

I am willing to offer 5% ownership of any properties I purchase with them as co-signers.
