Structuring a development group

Greetings,

I am partnering with a landowner to develop their land. The plan is to build a few houses a year, some rentals, some to sell. I am not a builder but will work with one. The landowner simply wants to get lots sold and create activity in development. The plan is to hold rentals together in LLC for 5 years then I will buy them out of the house for the price of the lot +$xx,xxx. I am looking for a repeatable way to do this.

Essentially how do we separate from partnering on each property when the time comes? Can our combined LLC just deed the property over to my LLC? My plan is to lay this out in operating agreement. Thoughts?
