@Jimmy Chao regrading to get water away is always a good idea but I would recommend having a water intrusion specialist confirm that the source is in fact the gutters as it could be a combination of gutters and/or stucco/grading/windows/roofing etc. best of luck!

@Sam BhattacharyaEveryone has their own criteria, but I think the idea would be to get the house with any combination of a lower price, a lower interest rate, and higher rents. 

I pretty much use exclusively this Pass & Seymour / Trademaster light and fan combination control switch for all my rentals. 

The combination of those books planted the seeds for me to begin investing and overall showed me there is a way out of the rat race or hamster wheel, if you will.

I move those funds to Mutual funds and combined them with other monies.  

I have had a similar experience when I bought my first property in Allentown.You could have a good PM in a poor company or a poor PM in a good company...In an Ideal world you have enough doors to support one good PM who only works for you.Also several likeminded investors could unite to hire a PM to work on their combined portfolio.

I live in VA- 4hrs away. 100% occupied and LTRs. got a few quotes to manage the properties- it comes to 8% commission, +200 lawn care - approx 470 a month for the 2 combined. 

$150 for long term repairs with maintenance combined. 

I love how non-chalant you make starting a syndication sound.... why not just become a brain surgeon or hedge fund manager, while your at it....be sure to learn the violin and saxophone, too...there are no shortcuts to bypass experience, and no experience teaches a louder more clear lesson than having your own equity(capital and sweat) tied up in dealsLASTLY...the pandemic saw the majority of syndications reduce or stop disbursements, while most individual investors were 100% collections combined with record breaking appreciation.The real question, is how on earth did you expect this post to go?
