Derek,Just pay a realtor to run the comps for you and build a relationship with the realtor and show the realtor you will use the them to close the deals and then the realtor will know you are for real and then the realtor will be happy to run comps for free.Joe Gore

(other than having cash/equivalent, preliminary title report, and the appropriate deed ready to go 'on hand')The MOST difficult part of this will be getting the lender to provide you with the reinstatement figure to bring the loan current (I do this and take title sub-to because it's actually easier to get the lender to provide a reinstatement than a full payoff).

We don’t touch electrical, HVAC and plumbing projects, we don’t build new structures, but we can do quite a lot on our own; including tile work, drywall work, flooring, kitchen, any finish work essentially.
