In the same breath, don't let inspection reports scare you away.

Numbers are going to have to be adjusted, and that will filter out a lot of the fake wholesalers. 

@Edward Chin  I purchased vacant properties (you can filter for this on their website).  

You go to a bank and get a conventional mortgage for $75K to pay off your HML and repay the rehab costs- your rent should be enough to pay for the mortgage and maintenance and leave you a bit of breathing room.

Providing these requirements to potential new tenants from the start will help to filter out less-than-ideal ones before they apply (they are denying themselves).

You can use the map to search in areas you’re interested in with a filter set for “recently sold” and “within the last 7 days.”

Everyone I saw going under went under for other reasons, and the market simply removed the breathing room on 1 option.

Assuming I raise enough for a downpayment, would I get approved for a second mortgage without much breathing room in my DTI after my current mortgage?
