He does not mind optioning the property to me as long as the current tenant is not bothered because at one time the tenant wanted to buy for 50k.

It tells me folks aren't paying their bills and thus they aren't likely to pay MY rent.I've explained more times than I can count to applicants that a landlord is simply just another creditor and their past history of paying other creditors is the information I'm looking for in regards to their (hopefully) paying ME my rent.Listen; there are just folks out there who are so dang casual about NOT paying their bills that not paying their rent really doesn't seem to bother them very much. 

First thing you need to do since you did not bother to learn your state landlord tenant regulations before you invested is to look them up and learn them now.

I'm guessing their entire deposit will be used for those 2 items.As for collecting rent or a fee for being in the house for 2 extra days, I'm not going to even bother unless they have money left in their deposit I could pull it from.

Don't bother trying to figure out why.

Hi @Brock Hoffman,If you are already leaning away from getting your license, then I would not bother.

My main concern is the tenant not bothering to hook up the gas.

That's 3 CPA's.What bothered me with 1099's is the bad advice given to some people is the attitude of some CPA's, mainly issue it and be done with it.

This is why I don't bother going to the live foreclosure sales.

Not sure why anyone would even bother for 4 % .
