I am planning to have 2 bedrooms and a full bathroom (sink , toilet ) with a shower cubicle instead of a full bath + shower.

We specifically need someone who can do most the following repairsReplace Windows, Replace Doors, Bathroom Renovation, Minor Roof Work, Landscaping, 2nd Floor Deck Repair & Electrical Work.Would love a reference of someone who has done good work for you!

We redid all major systems, demoed and rebuilt an extension, all new kitchen, bathrooms, floors, walls etc.

As long as the mtg foreclosing was recorded Prior to the IRS lien being recorded (most likely since the lender wouldn’t made the loan) it is essentially a non issue….the mtg is superior and the lien goes away upon the foreclosure but the irs has 130 days to redeem (pay you back), but they never do. 

Bathrooms, I still prefer linoleum for a rental as there are no seams and you can caulk around the bottom of the baseboards.

Bathroom fan needs to be fixed.

Essentially, I do my own taxes and book keeping with CPA oversight. 

I would do essential repairs and try to get it rented.

If you have 1/2 bath less or more, you need to know what a bathroom is worth in your market and make the adjustment.
