Hi, I find that the basic Mortgage Calculator on BP arrives at a much lower monthly mortgage estimate compared to the monthly mortgage estimate which is calculated within the Rental Property Calculator.

I've got a roll-off dumpster arriving Friday to assist in cleaning things out. 

Only a very new Realtor would be willing to do that.If you want a top quality Realtor to work with you, my recommendation is a) find one at a REIA/real estate investment group and b) when those weekly or monthly search updates arrive, do as much as possible research beforehand to make sure it's worth wasting their time. 

e.g. send X message 5 days before they arrive, send Z message 2 days before they arrive, etc.  

Question for investors with buying houses unseen or no interior access,how do I arrive at the maximum offer price in this case?

We've built it into our management that we have mandatory house meetings when new roommates arrive so as to clarify expectations, even down to writing down and posting who will do what chores when, when people can be noisy or quiet, whether shoes are to be worn in the home or not, etc.
