If you can give a few more details of what you are hoping to accomplish that might allow us to give some more specific advice.  

You do NOT need to get into real estate in order to accomplish this. 

There are multiple ways to accomplish this, and some of them would change the exterior dimensions, changing the cost of the brick or siding, the sheathing and any other materials under it, AND the framing. 

Aside from real estate being one of my passions, my goals in it are to help people accomplish their vision in the industry whether that be investing in their family's future or unlocking the door to their dream home.

You may just be amazed at what you can accomplish with some creativity. 

Look into a land trust to accomplish all your goals and avoid most of these issues.Good Investing...

A 1031 will accomplish that if you purchase more than you sell.Or a refinance and purchase of another property will accomplish the same thing (just remember that depreciation write off is now covering two rent streams).
