I agree that it is not likely or right to take away anything from the missing party, but a court ordered or court allowed sale to satisfy a mortgage with her excess funds held in escrow is not taking anything away from her.

So, being a newbie, it is my understanding that 50% rule simply states that 50% goes to costs of property and then 50% going to debt service (and the remaining from debt service is your cash flow).My questions is simple, does this apply to condominium units or just SFH?

Even with 2% deals which I hardly ever see on multifamily I'm still hesitant because of the amount of competition and offerings from large high end complexes owned by institutional investors that are satisfied with 6-7 cap rate properties.2% deal on SFR are hard to find, but it gives me time to save up and avoid long term leverage on my rentals.
