I've thought about installing a turf lawn to reduce maintenance and increase curb appeal, but they are not cheap to install.  

The warranty rep offered me a buy out of the water heater, sent me a check for $367 and I had to have my own plumber/contractor install it.

Don't forget remove all insulation and re-install.
