I am here to tell you I am very sorry this is happening but it is the game, your lawyer's office should have another attorney or at the very lease a referral for someone to go to when this is something that needs to be happening now not two weeks from now.

So from reading several posts regarding LLCs and REI, it seems pretty obvious that you don't need to, nor should you, start and invest using an LLC until you are much deeper into the game.

I use the bigger pockets link to transition smartmove for application screening.

100k is enough, just add more from your pocket if it needs more.

As @Jay Hinrichs stated, the timber situation may have me in over my head as a rookie investor but it's never too early to have a few alternate strategies in my back pocket as my proficiency increases :) @Matt Katsaris, thanks for the heads up.

Ive done so much reading and research on the topic (Bigger Pockets is a Godsend!)

They cover all the carry costs and also there is ZERO money out of pocket on my end. 

I can put some skin in the game... maybe $35k. 

I have a game plan but I would really like running it by someone alittle smarter than me just to see if it is realistic or if someone tried doing this and had some tips.
