I will google these addresses, looking for old listings on hotpads or other rental sites to see what it actually rented for , and how the pictures compare to the property I am analyzing.  

If you need a Realtor to be your "boots on the ground" and take pictures for you, let me know.

We have a little work to do on pictures, and the price is still low since we just got the listing up a couple weeks ago.

Usually a good ad and some crafty pictures hook people in then you show up and soob realize it is really rundown and needs repair inside .

Probably a C/C- property, and id try to get it up into the B/B+    What other documents should I be asking from the owner to get a fuller picture?

This desert community is experiencing something of a quiet and slow-motion revival as one-by-one ramshackle cabins and homes are being renovated. 

I will try to post some pictures so you can see what the bank had a handyman do to the roof..

I have been told to take plenty of pictures and to ask about the major stuff (roofing, structure, HVAC, plumbing, electric, etc.) but I'm sure there is more I should be questioning.Any and all feedback is appreciated! 

I have pictures of unpainted areas and missed maintenance work.
