Go to the house,  with a sprayer,  and paint the interior and try and sell it for $$$!   

It will be a full renovation including new kitchen, new bathroom, floors throughout, minor drywall patching and painting all interior, light fixtures, etc...

Several interior items were easy to fix which I said I would do except one thing I said I had to request permission from the HOA.

Start the process to legally remove them now.You will never get it sold with her in there unless you make the listing “interior sight unseen” for which you will have to take way less money then it’s worth.

That would depend on initial condition, but to add HVAC, upgrade all finishes, redo plumbing, electrical, paint exterior and interior, exterior upgrades and landscaping - ended up being at least $25k per unit.

There are a few interior doors missing.There is a small bedroom that was being converted to a master bath, and right now it is completely gutted down to bare studs.

The property likely needs about 60k of interior fixing, but it looks presentable from the street.
