As for the REI strategy, because my pay day is down the road when these assets get paid off and I have so many on 10 and 15 yr mortgages, the rehab and area is very important to minimize maintenance and vacancy. 

We acted as our own GC which can take an investment like this from looking like a low-margin, very long-term investment to something that creates instant equity and cash-flow.  

The next day they made a $500 payment to the card and thought it would clear instantly but it didn't; they showed me the screen shot of the payment, etc. etc.

A 70k offer to listing agent who does both sides is a $4.2k payday..higher than if they sat around and waited for a full offer they need to split. 

How will you better invest all that instant cash - soon?

I love my Airbnb, but there's a couple of things that I do that I believe help with hassles. 1) I let my guests instant-book.

I found this website yesterday and instantly became obsessed. 

Once the home is done (3 months) and tenants are in, getting a traditional mortgage to free up the HELOC funds to start again.I am pretty conservative by nature, but studying the numbers on rental income vs. expenses and having instant equity available seems like a foolish opportunity to ignore.  

@Jana Cain I know he talks about his bankruptcy and the banks wanting their money instantly, just didn't know how the bank could do that.

kind of like qualifying  tenant.I used an Accuriant product that was specific for lenders.. we put in the SS.. and the computer would instantly tell us if the info on the app was matching to the SS.. most times it was but I had a few fruads come through .. fun to catch em up front.
