I know in your market it can be very difficult to get properties with similar rent returns, but perhaps something in east bay etc?  

Here in the Bay Area for example listing price is a garbage data point since everyone lists on the low end to solicit multiple bids.

Been lurking around BP for a while and recently decided to become a member and start to learn more.I've started to look at investments in duplexes in the SF Bay Area and wanted to get peoples thoughts on whether funding a first time investment into a duplex is better suited to a HELOC or a conventional mortgage?

I am currently focused on SF East Bay (where 10% COC is very difficult) and TN outside of major metro areas (where 10% COC is absolutely feasible).
