It was built in 1952, roof is approx 15 years old, 3 older AC units, 2 older Hot Water heaters, 4 Gas furnaces appear to have 20+ years on them, electric is all up to date, appliances seem almost new.Owner has owned the property for 11 years and wants to completely get out of real estate (its his only property).

Police shut that one down in a raid too. normally they break a big hole in the house and tap into the electrical wire before the meter to steal juice. and the excess moisture destroys the plaster/drywall.my buddy was asked if the tenant can section off an area in the garage for legal pot growing. outside is -20 and he needed temps of 60F+. lol

I had PSE (Puget Sound Energy, based in WA) do an energy assessment and they recommended that attic needs insulation as it is thin.

It's very generalized and they don't look for code compliance or violations although most inspectors will point out obvious code violations such as missing plumbing cleanout or electrical outlet distance from floor etc...you should rely on an inspection to give you a general idea of the health of the property.
