I have been managing manually as my property manager was doing it for me until last year, but now I manage the properties and I started using Stessa.

They had a hard day already but now before trying to go to sleep they have to work more and make their beds. 

I suggest you do this regardless of whether the PM is licensed or not.Pro Tip: Even in states where licenses are not required for a PM, it's always a good idea to hire one who has voluntarily obtained one.

I'd also love any tips on going into this endeavor. 

I have a local guy that can do it for around 8k, if the pool is accessible with his equipment. 

Are your agents you are working with explaining the differences (for areas it is just now affecting)?
