My area (Anacortes Wa) doesn’t seem like a good market for multi family.

I can only speak for the Palm Coast and Flagler county area, but be very carefully with land wholesaling.  

As for BRRRR, there are certainly benefits to doing this, and a good flip (in a lower end area) should create a good BRRRR, if you can't sell.  

I personally think they do not like the demographic of the area but I had asked them to do their research before they moved in.

However, my area of CT has minimal options for multi-family homes.
