I'm a noob when it comes to note investing, but wouldn't the velocity of transactions or number of properties sold in a certain area be more important than just raw population stats?

Eventually cash flow will gain enough velocity that the convenience of not having to move exceeds the value of the 15% spread in cash investment.

You can also recycle your money faster which creates velocity.  

On the other hand, I think the mentality of many entrepreneurs is about financial freedom by reaching monetary escape velocity from the system.

Candidly, don't discount the velocity of time and your ability to create different outcomes than what you expect.
