Eventually they gave up and left.Given that I only have one direct neighbor, who seems like a chill guy who wouldn't steal someones phone, with other structures at least a solid 70+ feet away and most 200+ feet, I can't help but think that maybe there is a phone buried in the house somewhere that the shady dry wall crew somehow got their hands on!

@Mitchell Benson @J Scott@Wayne Brooks   Mitchell  complete and utter PIPE DREAMunless this developer has 25% cash equity on the 2.5 mil PLUS your small equity in the land there is no way he can get this financed.. and as others have stated with this limited experience I highly doubt he can pull this off without a major infusion of capital to the tune of 500k plus... in addition to your lot.the LAST thing you want to do is JV or subordinate in this situation.. your interest is far to small.

Finally worked, after w-2s, taxes, months of bank statements from every account, credit report, letters of intent, months of paystubs, p&i statements for llc, repeated inquiries about my full time jobs bonus structure, utter confusion over vested stock options, multiple statements from brokerage accounts, more paystubs from specific periods (to understand bonus vs option exercise).

just to keep the door open for business mean that if you try to do a one-man shop, your interest rate pricing will be utter garbage OR you will be losing money on each deal you do.
