If that were true, the LLC is invalidated.You may want to explore better insurance first.

But the ability to diversify by asset type and geography is very attractive, and the true passive nature is something I’m looking for as i get older. 

It is true a manager will likely take around 20% but a good manager can save you money through effective preventative maintenance, and can gain revenue through better pricing, marketing on more channels + direct bookings, and more.  

Is this true for all agencies?

Those connections are true but worth it in many ways.
