I would rather have it be more like early 2001.  07-09 did suck but we also purchased 6 houses for under 100k and we learned from that period so with cash on hand I wouldn't mind it.

A property may look good on paper in terms of appreciation but might not generate enough cash flow to cover expenses and build long-term wealth.Not Having a Backup Plan:If something goes wrong in any phase, such as a longer vacancy period or higher renovation costs, it can disrupt the whole strategy.

So it is alot of trial and error with people, and I can tell you that it is error more than not - that's my experience and I have been on the phone with vendors from at least 8 - 10 different markets all across the US in the last 2 years and some are good and knowledgeable and helpful and other you hang up wondering how the hell they make money doing what. they're doing.

Not checking the property periodically such that a squatter was living there long enough to require court action to eject them.

Look up top STR markets in US, look up "how to grow my real estate portfolio", look up "best markets in US for the BRRRR", start calling agents in markets, contractors, lenders, start feeling out who is a right fit for your team.I've built networks in two different markets and I can tell you ppl come and go and some start well and then slack, there's lots of trial and error because ppl are good on the phone.So you see there's so much going into this goal of yours.
