I can transform any room for $9-$10 and a few hours of podcast listening time! 

There are many stores that were online only but now are adding in physical stores (Amazon included) which should tell people brick and mortar is not going away just transforming and updating like any industry across the board in the United States as times change.Dollar Stores typically have a size of about 10,000 to 12,000 sq ft and pay about 8 to 10 bucks a foot in rent for freestanding unless location is stellar and then I have seen sometimes up to 14 or so a foot in most markets.

Was hesitate to remove all that storage space but removing the shelves and putting drywall over then panel transformed the room.

The architectural transformation would be mind-blowing, give you off-the-charts curb appeal, and raise the value of the property considerably.

I have owned it for 20 years and I have seen SW transform from a sleepy residential area into the coolest neighborhood in DC (and my property value has quadrupled) . 

If at all possible, I would absolutely open all three of the second floor windows, it creates a nice balance and provides interior light.What the building lacks is a residential, attractive and welcoming entry, which will completely transform it without spending a fortune.A few questions... does the front property line extend to where the grass strip ends at the alley?

I redid the white formica countertops with Rust-Oleum Countertop transformations and they look great.

This would never be a high-end area, but I think I could highhandedly transform it into a better area.
