Pots, pans, utensils, etc I purchased.

You go in check the air filters, check for leaks under the sinks, check the grout in the bathrooms, check how the toilets flush, wash down the outside AC unit, check for water in the water heater pan, etc.   

Gutted living room, kitchen, two bathrooms, and master bath to provide updated floor pan.

Nothing to add other then good luck and let us know how it all pans out.

Clearly, like Mike pointed out, your attempted solution of equating your reputational risk with his monetary risk didn't pan out. 

Would love to hear how it all pans out when everything is settled.And yup, I have heard of those loans too.

We've been talking to sellers but nothing has panned out yet.
