Hello Frank, I think house hacking a small multifamily property that you buy with a low downpayment is one o the best and lowest risk strategies that you can get started with.

Aside from downpayment, you want to have a solid emergency fund in place, something that can cover unexpected repairs, vacancies, or any other random costs that pop up.I’d also recommend saving more than you think you'll need and keeping a close eye on your expenses.

There are actually quite a few Americans investing in real estate in Japan, but more I think that invest only in the US.  

@Jordan Miller - I think to give proper guidance it would be good to share more details on the revenues and expenses on the property.

I would think building relationships with wholesalers is key!

I think John Bianchi and Taylor Jones are both lights-out good in the space, but the buy-in to hire them is steep and it should be.

I think another trick is, can you get a mortgage or is it an all cash deal?

also we do not know what is going to happen with int rates, they are very high now, the economy is not good and it is not certain they will be coming down this year. we know there will be more responsible gov spending, so maybe rates will come down, no way to know...I think you need to know the market where you plan to buy well, and go from thereBest of luck

I just think you would find better deals looking at the residential side of things.
