I was referring to a monthly charge to allow pets. have to be careful though if they claim it is a comfort or medical pet, most states wont allow you to charge more for a pet in that case.

Your average medical assistant, nurse, or nursing assistant with a child places an outsized value on ceramic tile flooring in their home.

This might be a long shot here given the competitive nature with the addition that NYC pushes for stabilized rental units on multi families, but I am wondering if there are any real estate agents that focus on tertiary markets in NYC on 6+ unit homes. 

One of them is out job and their child (with pics) had a medical issue and undergone surgery so I was bound to be more understanding .

Class A credit in primary locations (coastal cities, Denver, Atlanta, Chicago etc.) is going for 4-5% cap but I have seen Class A credit in secondary / tertiary submarkets around Seattle (one of the hottest industrial investment markets in the world) going for an 8% cap.
