Wife and I are planning to begin our real estate investing next year as we want to tackle all of our student loan and car debt before beginning.

How do you plan on tackling the cost associated with the roof and A/C?

I've decided to get my feet wet on a smaller scale and tackle a more achievable goal of picking up a quadplex, I will then work up from there.

Improving a credit score is another key component and you're tackling that as well. 

We first made obvious improvements to the facility - added an automatic gate, cameras, new website - and then we started tackling rent raises on units that were the furthest below market rate and/or the oldest tenants.  

It is a moral obscenity.I don't see BLM doing much to tackle that fundamental problem.

I could even go ahead and tackle the debt (which is the option I’m leaning toward) and while I continue to build reserves to a level I feel comfortable investing with, I can try and secure some partnership deals where I bring the deal, and continue to network and grow that way.

I feel this book alone can shift someones mindset to tackle all aspects of life, to include real estate endeavors.

I told them I would tackle all that but knew it would take time and energy.

Also reduce cap ex and maintenance by tackling the big items up front.
