Air bnb do take more work in regards managing and preparing as your basically running a hotel business but higher probability to cash flow more than rentals.

Some friends of mine are developing on that big beach North of Cabo on the pacific side on the way to Hotel California Also I like La Paz thats pretty chill.

Seems like a good idea to have a resort/Hotel where LGBTQ people can feel safe and comfortable, without having to travel very far away, but finding funding today with rising rates and shrinking credit will be very challenging beyond any discrimination y'all may suffer in the process.

He's renting 6 rooms in his house and the RV, he even calls it a small boutique hotel!

"Want" is a personal preference and I would defer it until the end of their lease unless they are asking for it in which case they have to relocate for the work.You are probably in a situation where you are waiting at least a 1/2 month of rent and maybe paying for them to stay in a hotel or short term living space for the work.

Then add in all the fees that are being added by AirBnB, VRBO, etc. and hotels are in many cases a better deal . . . less surprise fees and fewer owners that have odd rules. 

Does anyone have any experience with converting a multi-family property into a motel/hotel?

Even hotels have dressers for guests to use and some of us do prefer to move things out of a suitcase, unless we're staying for only one/two night.
