Any suggestion on MHP funds that have long proven track records? 

I'm curious to know how often property managers actively suggest value-add activities for properties (ie, building an ADU, remodeling, buy-fix-hold opportunities etc etc). 

You all must agree to the same thing or else you will just end up fighting about what to do.Since your mom doesn't have it in a living trust, I suggest you do that right away.

Any pros/cons on either or any other operator suggestions would be greatly appreciated. 

The only thing I'd suggest is to raise your rents unless you think you're at the top of the market.

My one suggestion: do not conduct business with anyone (here or anywhere) without having your lawyer and maybe even your CPA reviewing all the paperwork.Also, stay far away from LPs.

I'd also suggest Union City, where my wife and I owned a condo.

I am open to hear any suggestion or advice to make better investment decisions and get more tax benefits like setting up an LLC .

If she wants paid for canceled appointments, then I would suggest you look for a new cleaner.My policy is to keep all funds if the guests cancels within two weeks of their stay, unless I'm able to rent to someone else for the same period/rate.
